The Process, Step-by-Step
Once we receive an accepted offer, we will begin scheduling a home inspection and connect you to a local attorney who will assist you with the contract process. The seller’s attorney will draft a contract of sale that gets distributed to your attorney. Once the contract has been finalized, the buyer(s) will sign first and wire a 10% down payment, which will be held in an escrow account. The seller(s) will be the last to sign. The contract is not fully binding until both parties have signed and the 10% deposit has been received. If you are obtaining a mortgage, you will then submit your application and your bank will order an appraisal. Our team will accompany the appraisal and provide a detailed analysis of the property for the appraiser on site. Prior to closing, we will perform a final walk through of the property to confirm that the home is in the same condition as when we inspected.
