What does an accepted offer mean?
In New York and Connecticut, an accepted offer means that the seller and buyer have agreed to mutually acceptable terms. It is not binding and either party can walk away from the agreement at any point up until the official contract is signed and the downpayment has been submitted.
What is a contingency?
A contingency is a condition put forth by the buyers allowing them an opportunity to get out of the contract without penalty. Examples of contingencies include, but are not limited to, mortgage contingency, appraisal contingency, and an inspection contingency.
What is a typical downpayment amount at contract signing?
In New York and Connecticut, it is customary to submit 10% down at contract signing.
How should I prepare for anticipated closing costs?
