The Contract Process
We will work with you to assess all offers presented and determine strategic negotiation. Once we accept an offer, the buyer will schedule a home inspection to be completed prior to contract signing. Your attorney will draft a contract of sale that gets distributed to the buyer’s attorney. Once the contract has been finalized, the buyer(s) will sign first and wire a 10% down payment, which will be held in an escrow account. The seller(s) will be the last to sign. The contract is not fully binding until both parties have signed and the 10% deposit has been received. It is common to expect up to three visits from the buyers after we are in contract and prior to closing. Before closing, we will perform a walk through to ensure the home and property are ready for the buyer’s final walk through inspection.
